Trends Change and Nouveau Riche Responds!

Nouveau Riche continues its superior level of education by delivering three new classes, and introducing three new instructors at the July ’09 College session.

Trends change and Nouveau Riche responds! Three new classes are now available to help Students achieve their real estate investing goals in the current market.

Introduction to Commercial Real Estate
Class Level: 300
NR Hours: 6
Primary Instructor: *New Instructor* Terry Kass
Content: This class examines the four major commercial real estate investment types. Students will gain an introductory understanding of the basics about apartments, office, retail, and light industrial buildings. A property’s physical aspects, lease type, and financing options will be reviewed. Light will also be shed on due diligence factors that contribute to a property’s value more than location alone. To enable students to determine what type of investment they may be best suited for, the nuances of various types of commercial investments will be taught providing a general understanding of both the risks involved in commercial real estate investing and the resources required. Through breakout sessions that present lease-holder information and investment scenarios, students will gain a better understanding of commercial investments and a comfort factor to apply the knowledge gained to their markets as they source out good investments and take the initiative to learn more about the industry.

Investment Property Management
Class Level: 301
NR Hours: 6
Primary Instructor: John Dessauer
Content: This class presents the concepts and realities of how to successfully manage investment property to directly affect the investment’s value. Offering an in-depth look at the art of managing time, property, and people, this class will give students an understanding of why effective property management is a key part of establishing and maintaining value in investment properties. Whether managing the property yourself or managing other people or companies that manage your property, properly maintaining and increasing the value and cash flow of your investment property is crucial to your investing success. Underlying the business of protecting and preserving investment value is a management philosophy that focuses on driving that value through forced appreciation and management of net operating income rather than through property maintenance.

Rehab Value Analysis
Class Level: 401
NR Hours: 3
Primary Instructor: Lance Dehning
Content: This class presents many facets of evaluating a successful rehabbing project including the analysis of the property from a self-inspection and cost point of view. From start to finish, students learn how to find economically feasible properties and how to keep costs below industry norms. To gain an understanding of methods that can maximize their investment return, students study different exit strategies of a rehab project unique to the property and the market. Students also learn how to find, evaluate, and work with contractors to run their rehabbing business in an effective “hands-off” manner.

We are thrilled to welcome successful, talented Instructors who have achieved outstanding results in their respective areas: Greg Hansen, Dustyn Johnson, and Terry Kass.

Greg Hansen
Possessing a BA in History and a JD, Greg Hansen worked in his father’s law firm, but soon realized he wanted more. After searching and falling back into a small law firm, two clients invited him to start a real-estate investment company. In 2007, Greg left lawyering for a career he now loves, working in Vision Properties, LLC. He primarily enjoys focusing on short sales, subject-to purchases, and rental property acquisition and holding.

Greg is looking to his first session in July, where he will share his expertise in the PRE- FORECLOSURES class.


Dustyn Johnson
A licensed CPA, Dustyn Johnson is currently the Chief Operating Officer of Nouveau Riche’s Benefit Company, Number Won Accountants™. Dustyn possesses a Bachelor’s degree in Accounting, a Master’s degree in Accountancy, and a strong desire to help others determine a plan to reach their financial goals. He spent the last nearly four years specializing in pass-through taxation for real estate and construction entities, and presently oversees the completion of tax returns for businesses and individuals. Dustyn looks forward to sharing his extensive knowledge of tax laws and strategies to help many Nouveau Riche students better manage their finances.

Dustyn joins us in July as the Primary Instructor for the BOOKKEEPING class.

Terry Kass
With 16 years of commercial real estate experience, Terry Kass has been involved in all aspects of commercial real estate including owning, sales, renovating, maintenance, development, etc. He has won numerous sales performance awards as Associate Broker with Re/Max Commercial Investment and carries the prestigious designations of CCIM (Certified Commercial Investment Member) and CPM (Certified Property Manager). Terry is a partner in T&M Management which manages fees for a diverse group of commercial real estate investors around the country. He holds an MBA and is completing his Doctoral program with an emphasis on Real Estate.

Terry is excited to impart his knowledge and kick off the new class, INTRODUCTION TO COMMERCIAL REAL ESTATE at the July College.
